Bartonville is minutes from our address in Double Oak. We are on the same water co-op, the same clay, and the same spring storm pattern, so nothing about working here is unfamiliar.

Acreage changes the job

An acre is not four quarter-acre lots, and the difference shows up in three places.

Drainage has further to go. On a small suburban lot water reaches a street or a swale quickly. On acreage it travels a long way across ground that barely absorbs, finding every low point on the route.

Irrigation was often scaled for less ground than exists now. Systems installed for an original planted area frequently under-cover a property that has since had beds, trees and turf added. Dry wedges at the edge of coverage are the usual symptom.

Maintenance cost tracks obstacles, not acreage. Mature trees, fence lines, outbuildings, septic markers, propane tanks and paddock edges are what slow a crew down. Open ground is fast.

That last point is why we price the maintained area rather than the parcel, and treat pasture as the separate, much cheaper service it actually is.

Your water comes from a co-op, not the town

Bartonville is served by Cross Timbers Water Supply Corporation, a member-owned non-profit headquartered over in Argyle. It also supplies Double Oak and Copper Canyon and parts of Highland Village and Flower Mound.

CTWSC runs a four stage demand management plan. It has been operating at Stage 2, which means no outside watering between 6am and 7pm, with days assigned by the last digit of your address. Stages move with conditions, so confirm the current one directly on 940-584-0780.

Worth knowing separately: CTWSC has reported that more than a third of its members had not completed the annual backflow testing Texas requires on sprinkler systems. If nobody has ever tested yours, you are probably in that group.

Septic, and why we ask early

Many properties here are on an on-site sewage facility. The drain field dictates where irrigation, trees and hardscape can sensibly go, so we find it during the estimate rather than after the work starts.

Can you work around a septic field?

Yes, and on acreage here it is usually a factor. The drain field constrains where hardscape, trees and irrigation can go, so we locate it during the estimate rather than discovering it with a trencher.

Do you handle horse property?

Yes. Paddock edges, arena surrounds, fence lines and pasture are a different maintenance proposition from lawn, and they get scoped and priced as such.

Is drainage different on a bigger lot?

It is usually more involved. Water has further to travel before it reaches anywhere useful and more low points to find on the way, so the answer tends to be a conveyance plan rather than one trench.
