Corinth sits along the I-35E corridor with a good deal of established residential either side of it. The landscaping consequence is that a lot of properties here were graded to standards that predate current practice.
On soil that absorbs as slowly as North Texas clay does, grade is most of drainage. Where fall was never properly established away from the structure, water has nowhere to go and every heavy spring storm demonstrates it.
That makes re-grading a genuinely common answer here, and frequently a cheaper one than installing pipe. Adding a French drain to a lot whose real problem is fall treats a symptom.
Denton County sits on Blackland Prairie and Grand Prairie clays. They swell when wet, shrink when dry, and drain slowly. North Texas rainfall arrives in long dry spells broken by three inch downpours, so slow-absorbing ground plus fast heavy rain equals water on the surface with nowhere to go.
That single fact explains most recurring yard problems here, and it is why drainage in this market is bought as foundation protection rather than as landscaping.
Post oaks and live oaks drop leaves in spring as well as autumn. Anyone who moved here from further north tends to budget for one cleanup a year and gets caught out by the second.

Usually grade rather than soil. On ground that absorbs as slowly as this does, small differences in fall decide everything, and two adjacent lots can have been finished to noticeably different standards. It is one of the reasons a drainage quote given without walking the property is close to meaningless.
Often, yes, and on older lots it is frequently the better fix as well. If the real problem is that fall was never established away from the structure, adding pipe treats a symptom. We will tell you which one your property actually needs.
It does for irrigation especially. Where build eras vary street to street there is no safe assumption about system age or condition, which makes the diagnostic visit worth more here than in a single-era community.

Confirm with whoever actually supplies your water. Outdoor watering is restricted across this part of Denton County and the authority is not always the city, which is a common source of confusion.
