Semper Fi’s address is on Whispering Oaks Drive. Justin lives here, works here, and his kids have grown up around the equipment on these streets.

That is not a marketing angle we could honestly use on any other page, so we will use it properly on this one: we are under the same conditions you are. The same heavy clay, the same water restrictions from the same co-op, the same spring storms that turn a low corner into a pond for three days.

What Double Oak properties actually need

Double Oak was zoned from the start for large-lot, low-density residential, and that single decision shapes almost everything about the landscaping here. Median listing prices among the highest in the immediate area, half-acre to full-acre lots as the norm rather than the exception, and a semi-rural character with mature tree cover on the older properties.

Practically, an acre lot is not four quarter-acre lots:

Drainage has further to go. On a small suburban lot, water reaches a street or a swale quickly. On an acre, it can travel a long way across ground that barely absorbs, finding every low point on the route. Drainage on these properties is usually a conveyance plan, not a single trench.

Irrigation was often scaled for less ground than exists now. Systems installed for an original planted area frequently under-cover a property that has since had beds, trees and turf added. Dry wedges at the edges of coverage are the usual symptom.

Maintenance cost tracks obstacles, not acreage. Mature trees, fence lines, outbuildings, septic markers and propane tanks are what slow a crew down. Open turf is fast.

More natural area means a different service. Many properties here have a maintained core and an unmaintained remainder. Those want two different treatments at two different rates, and pricing the whole parcel as lawn is the most common reason a quote looks unreasonable.

The water situation almost nobody knows about

Here is something genuinely useful, and it catches out even long-time residents.

Double Oak’s water does not come from the town. It comes from Cross Timbers Water Supply Corporation, a member-owned non-profit co-op headquartered over in Argyle on Hickory Hill Road, which also serves Bartonville, Copper Canyon and parts of Highland Village and Flower Mound.

CTWSC runs a four-stage colour-coded demand management plan, and it is currently at Stage 2 Yellow:

  • No outside watering between 6am and 7pm
  • Odd-numbered addresses: Monday, Wednesday, Friday
  • Even-numbered addresses: Tuesday, Thursday, Saturday

Stage 3 Orange drops to once weekly. Stage 4 Red prohibits outdoor watering entirely.

CTWSC has also reported that its members averaged around 26,100 gallons per household in June, and that roughly seventy percent of municipal water goes on lawn irrigation. Which is the honest context for why the restrictions exist.

Two practical consequences

**One:** if you are installing new sod or landscaping, plan the timing around your watering window, not around when the crew is free. **Two:** more than a third of CTWSC members have not completed the annual backflow testing Texas requires on irrigation systems. If nobody has ever tested yours, you are probably in that group.

Local texture

Bridlewood straddles the Double Oak and Flower Mound line, and is the most active neighbourhood pocket in the immediate area. Most of Double Oak is zoned to Lewisville ISD, with a western portion in Denton ISD feeding Guyer High School. And the 75077 ZIP means directories, listing sites and delivery drivers all tend to file the town under Lewisville — worth knowing when you are searching for anything locally.

Double Oak is served by Cross Timbers Water Supply Corporation, not a city utility — which is why searching the town website for watering rules turns up nothing. CTWSC is currently in Stage 2 Yellow: no outside watering between 6am and 7pm, with days assigned by the last digit of your address, odd on Monday, Wednesday and Friday, even on Tuesday, Thursday and Saturday. Stages change with conditions, so confirm the current one with CTWSC directly on 940-584-0780.

Do you charge more because Double Oak lots are big?

The total is higher on an acre than on a quarter acre, but not proportionally, and we price the maintained area rather than the whole parcel. Plenty of properties here are two or three acres with well under an acre of actual lawn and the rest natural or pasture. Quoting the full acreage at lawn rates is how people end up with a number that feels absurd.

Why does my mail say Lewisville when I live in Double Oak?

Because Double Oak shares the 75077 ZIP code, and real estate listings, directories and delivery services routinely file the town under Lewisville. It is a persistent local quirk rather than an error. It also means that if you are searching online for services, you may get better results searching Lewisville than Double Oak.

Do you work on properties with septic systems?

Yes, and it matters for planning. On the larger Double Oak lots that are on septic, the drain field constrains where hardscape, trees and irrigation can go. We locate it before designing rather than discovering it with a trencher.

Can you handle a whole acre of drainage?

Yes, and large lots are where drainage gets genuinely interesting — water has further to travel before it reaches anywhere useful, and there is more surface for it to pool on along the way. Bigger properties usually need a conveyance plan rather than a single French drain.
