The widest range of housing age in the whole service area — which means no two streets here need quite the same thing.
Lewisville is older, larger and denser than anywhere else we work. Incorporated in 1925, with its first growth tied to the railroad’s arrival in 1881 and a second, much larger wave after Lewisville Lake was completed in the 1950s. Population sits somewhere around 112,000 to 131,000 — several times any other town in our service area.
That history produces the defining fact about landscaping here: Lewisville contains more variety within one city than the rest of the service area contains between towns.
In Highland Village, one build era explains most properties. In Double Oak, one zoning decision does. Lewisville has neither.
Mid-century sections near the historic core sit alongside Castle Hills, Austin Ranch, The Homestead and newer development like Willow Grove. Which means:
Irrigation age varies street by street. A system might be five years old or forty. There is no era-based assumption to make here, which is why the diagnostic visit matters more in this town than almost anywhere else.
Older neighbourhoods predate modern grading standards. On soil that absorbs as slowly as this does, grade is most of drainage. Sections laid out to older standards frequently have fall that no longer works, and the fix is often re-grading rather than pipe — which is usually the cheaper of the two answers.
Mature root systems are a real design constraint. Established neighbourhoods have established trees, and their root zones dictate where beds, irrigation and hardscape can sensibly go.
Turf history is longer and messier. Lawns with decades of history behind them carry accumulated weed pressure and soil compaction that a five-year-old lawn simply has not had time to develop.
Worth stating plainly because it confuses people constantly: Double Oak shares Lewisville’s 75077 ZIP code. Real estate listings, directories and delivery services routinely file Double Oak addresses under Lewisville.
For us that is not an inconvenience, it is geography — Lewisville is genuinely next door, not a town we travel to. If you have been searching for landscaping in one and getting results for the other, that is why.
Lewisville Lake defines the city’s recreational and residential identity, and lake-proximity considerations apply to the neighbourhoods nearest it — more grading and erosion attention than an inland lot needs.
The I-35E corridor is the other structural feature, and it is why Lewisville has considerably more commercial and multi-family development interspersed with residential than the purely residential suburbs around it.
For all the variety above, the soil is the regional pattern: Blackland Prairie and Eastern Cross Timbers clays, high shrink-swell, slow permeability. Fast heavy storms on slow-absorbing ground is why standing water is the most common complaint in this city as in every other one we serve.
The difference is that in Lewisville, the right response varies enormously depending on which decade your street was built in.
Everything below is work we do on Lewisville properties. Each one goes to a page explaining how we actually approach it.

Because they share the 75077 ZIP code. Real estate sites, directories and delivery services routinely file Double Oak addresses under Lewisville, and it causes a steady low-level confusion for people on both sides of the line. For us it simply means Lewisville is a next-door town rather than a separate market.
Considerably. Lewisville spans a far wider range of build eras than the newer suburbs around it — from mid-century sections near the historic core through to recent development like Willow Grove. Older neighbourhoods often predate modern grading standards, which compounds the clay-soil runoff problem, and irrigation age varies enormously street to street. There is no single "Lewisville answer" the way there nearly is in a single-era town.
We handle the landscaping side — root-aware grading, adjusting beds and irrigation around established root zones, and pruning to reduce load. Where roots are genuinely interacting with a foundation or a sewer line, that needs the relevant specialist, and we will tell you that rather than sell you landscaping that will not solve it.
Often, yes. Older sections were graded to older standards, and on soil that barely absorbs, grade is the whole game. It is common to find a genuinely useful fix in re-establishing fall rather than installing pipe — and re-grading is usually the less expensive answer of the two.
Lewisville has meaningfully more commercial and multi-family development mixed in with residential than the surrounding towns, and we are open to that work — call and describe the property. We would rather assess honestly whether we can service it well than take it on and disappoint.

Standing water and established weeds don’t settle down on their own — they get more expensive to fix the longer they sit. An estimate costs nothing and tells you what you’re actually dealing with.
