These are market ranges for the Dallas–Fort Worth area, gathered from published contractor pricing and cited where we have it — not a Semper Fi price list. Your number depends on your yard. The point of this page is that you can walk into any estimate, ours included, knowing roughly what things cost and what should be in the scope.

A number you will see online that is wrong for this job

A widely-syndicated “Dallas patio average” of about $2,905 circulates on aggregator sites. It blends small concrete slabs and patio *repairs* into the same category as new construction. A genuine 400 square foot paver patio in DFW does not cost $2,905, and using that figure as a benchmark will make every honest bid look overpriced.

Base preparation and site work on a 20 by 20 is published locally at $300 to $600 for crushed stone, sand, fabric and edge restraints. Which brings us to the most important paragraph on this page.

The difference is entirely underground

North Texas clay swells and shrinks with moisture. A hardscape surface built on a shallow or poorly compacted base will pump fines down into the clay through those cycles, lose support, and settle unevenly. It looks correct for a season or two, then the joints open and the surface goes wavy.

Building for this soil means a deeper compacted base than a standard spec calls for, compaction in lifts, and a geotextile separation layer between base and subgrade so the two do not migrate into each other. A DFW contractor notes explicitly that clay soil in this region requires extra attention to drainage and base preparation.

None of that appears in a photograph of a finished patio, and all of it is the difference between one that is flat in ten years and one that is not.

Two bids, two thousand dollars apart, and the entire difference is buried. Ask each bidder: how deep is the base, is it compacted in lifts, is geotextile fabric included, and how is drainage handled now that this surface no longer absorbs water.

A 200 square foot face wall in Dallas totals roughly $2,720 to $5,852. A 30-inch by 20-foot block wall is put at $750 to $1,500; the same wall in stone at $1,250 to $2,000 and up.

This is the weakest data in the guide. Every source is a cost model rather than a local survey, and they disagree meaningfully at the low end. Treat it as a broad band.

The four-foot rule, measured correctly

  • Walls under four feet generally need no permit.
  • Walls over four feet measured from the bottom of the footing — not from the visible face — need a permit and a licensed professional engineer’s design, often with geotechnical analysis.
  • Any wall supporting a surcharge — a slope, driveway, patio or structure above it — needs a permit regardless of height.

A wall that looks three feet tall may legally be over five once the footing is counted. Requirements vary between Denton County municipalities; we confirm for your address as part of scoping.

Neighbourhood variance is real — one source reports Highland Park and Preston Hollow averaging $25,000-plus against South Dallas nearer $12,000. Denton County’s Flower Mound, Argyle and Highland Village demographics sit in the upper-middle of that spread.

Add-ons

Seating walls $1,500–$3,000 · drainage integration $500–$2,000 · permits $100–$300 · landscape lighting $800–$2,000.

Drainage integration is the most commonly omitted item on a DFW hardscape bid and the most likely cause of a callback. You are adding an impermeable surface; where that water now goes needs designing rather than discovering.

Other costs people miss

  • Sod and irrigation repair where the work zone destroyed lawn and cut sprinkler lines.
  • Polymeric sand re-application every few years, plus sealing.
  • Utility locates, and on rural Denton County acreage, septic drain field avoidance — you cannot build a patio over a drain field.
  • Demolition and haul-off of an existing slab.
  • Appliances, gas and electrical on an outdoor kitchen, frequently excluded from the masonry bid.
  • Summer scheduling. DFW crews lose productive hours in July and August; shoulder seasons often mean better scheduling.

A DFW contractor publishes quality installation at $16 to $25 per square foot, putting a 20 by 20 foot patio — 400 square feet — at $6,500 to $10,000. Be careful with lower "Dallas patio average" figures around $2,900 that circulate online; those blend small concrete slabs and repairs into the same category. A real 400 square foot paver patio in this market does not cost $2,900.

How much of the cost is labour?

Roughly 50 to 60 percent on a DFW paver patio — about $2,400 to $4,800 on a 20 by 20. That is why material substitutions move the price less than people expect, and why access and site difficulty move it more.

Pavers or concrete — which is cheaper?

Concrete, up front, by roughly half: concrete walkways and slabs run about $6 to $12 per square foot against $16 to $25 for pavers. The functional trade-off matters here though. A monolithic slab is rigid and Blackland clay moves, so it eventually cracks and a cracked slab stays cracked. Segmental pavers flex with ground movement and individual units can be lifted and reset.
