How Much Does Sod Installation Cost in DFW?

Why published numbers disagree so much

Sod has the widest source disagreement of any service we price — a two-to-four-times spread between published DFW figures. That is not sloppy research on their part. It is two different jobs being described with the same words.

• $1.05–$2.10 per sq ft covers sod, delivery, basic raking, laying, one rolling pass and a watering-in. Lay-and-go, over ground that is already right.
• $2.00–$5.00 per sq ft includes demolition of the existing turf, genuine grading, soil amendment for clay, and sprinkler adjustment.

On unamended North Texas clay that has never been improved, the first version produces a lawn that looks superb for about six weeks and thins out by the second summer.

Pallet prices by variety

A pallet covers roughly 450 square feet. Current DFW retail:

Two DFW sources disagree by roughly $50 to $150 per pallet on these, so treat them as a band rather than a price list. Pre-ordering rather than buying from stock is a real lever — up to about $150 per pallet by one Texas account.

The prep line item

Published DFW figures put preparation alone at $1,800 to $3,000 on an average yard — often 30 to 40 percent of the ticket. Broken down:

• Demolition and haul-off of existing turf — $0.50 to $2.00 per sq ft. Dead grass costs little to remove; thick living St. Augustine is not.
• Grading and levelling — $0.40 to $2.00 per sq ft, or $300 to $1,500 flat.
• Soil amendment for clay — $500 to $1,500 typical in DFW. A local contractor states plainly that dense black clay requires grading and amendment on most sod projects.
• Topsoil — $10 to $50 per cubic yard.
• Sprinkler adjustment — $200 to $800 for repairs; major work runs higher.

This is the part of the bid that is invisible in six months and decisive in two years.

The costs nobody warns you about

• Your water bill. $100 to $400+ in the first month during establishment.
• A soil test — $20 to $100, and money well spent: it tells you whether the $1,500 amendment is actually necessary.
• Raising sprinkler heads after new soil changes the grade, or they end up buried.
• Restarting mowing — $50 to $100 per visit once established.
• A 5 to 10 percent waste buffer for trimming. DFW suppliers recommend ordering it.

The North Texas factor almost nobody publishes

Sod needs frequent watering to establish. In much of southern Denton County, when you may water is a legal question, not just a practical one.

Flower Mound and much of the Upper Trinity service area run a mandatory twice-weekly outdoor schedule — even addresses Tuesday and Friday, odd addresses Wednesday and Saturday, with no automatic irrigation between 10am and 6pm. New landscaping typically receives a thirty-day daily-watering exception, but only within permitted hours.

Double Oak, Bartonville and Copper Canyon are on Cross Timbers Water Supply Corporation, a member-owned co-op currently in Stage 2: no outside watering between 6am and 7pm, days assigned by address. Argyle is served by its own water supply corporation, which the town states plainly it is not associated with.

Other local cost factors

Expansive black clay. Swells wet, shrinks dry, and drains slowly. The reason amendment and grading are near-mandatory here and optional in sandier markets.

Oak shade pushes buyers to St. Augustine. The post-oak-heavy lots across Argyle, Double Oak and older Flower Mound neighbourhoods often cannot support Bermuda. St. Augustine costs more per pallet and is more sensitive to hard freezes and chinch bugs — a real cost consequence of your tree cover.
